How Often Should You Test for Radon?

One of the most common questions we get from homeowners in Montgomery County and the DC area is:

“If I’ve tested before, do I need to test again?”

The short answer: yes — every 2 to 5 years.

Radon levels can and do change over time due to:

• Settling of your home’s foundation

• Changes in HVAC or ventilation systems

• New additions or renovations

• Changes of the seasons

• Cracking of basement floors or walls

Even if your home tested safe once, those conditions may no longer apply.

When to Retest:

• Every 2–5 years (as recommended by the EPA)

• After major renovations, especially in basements

• If you’ve installed a mitigation system

• Before buying or selling a home

Bonus Tip: Retesting Adds Value

Showing buyers a recent radon test report builds trust and can simplify negotiations. It shows that you’re proactive and safety-conscious — a huge plus in today’s market.

Not sure when your last test was?

If it’s been more than two years, or if you’ve never tested at all — let’s fix that.
